Maricopa Arizona Homes for Sale – Market Report 7NOV



Inventory of homes for sale in the subdivisions of Maricopa AZ continues to decline. Buying activity has begun to increase due mostly to seasonal activity.

ACTIVE LISTINGS: 217, down from 230  As reported last week, the influx of new listings has not been able to keep up with buyer demand.

ACTIVE SHORT SALES: 39, steady from 37

ACTIVE LENDER OWNED: 32, stable from 34  Lenders continue to hold onto their shadow inventory and new foreclosuers have slowed signifigantly.

HUD HOMES: 6, stable from 5

AWC (Short sale with offers): 217, down from 225  Just a slight decrease and a return to the levels of the past month.

PENDING: 243, stable from 246  The number of homes going under contract has remained relatively steady for the past month. I expect to see this number increase as seasonal buying activity picks up over the next month.

CLOSED: 45, stable from 42   I would have expected this number to be slightly higher since the week included the last day of OCT which is usually a busy day becuase of end of the month closings. It’s still a stronger number than a few weeks ago so I will monitor closely.

CLOSED IN OCT: 181, up from 165  Closings returned to normal numbers after a slight downturn in SEP. This number is well ahead of same month in 2010.
