I hop ethat everyone had a happy and blssed Christmas! With the New Year right atound the corner, the annual tidal wave of seasonal buyers will soon be upon us. Patti and I are already booking numerous appointments over the first couple of weeks of January and beyond. Inventory of homes for sale continues to “bottom out” however and it remains to be seen if there will be anough of them to satisfy the demand. As a result, many of the homes for sale are priced above what they will appraise for. Even though they are still extremely good bargains, financed buyers will find it increasingly difficult to purchase a home unless they are willing to come up with additional cash. It’s the law of Supply and Demand at wotk.

There was not a lot of change in the numbers this week but check backduring the next month or two as things “heat up”. It should make for a VERY interesting start to 2012!

 

ACTIVE: 228, down from 232  Unless there is a substantial change in the number of foreclosures that the lenders are releasing or a huge influx of short sales, the number of available homes is about to “take a tumble”.

ACTIVE SHORT SALES: 54, no change   Although there has been a steady dtream of new short sales entering the marketplace, I would expect many distressed homeowners to head in this direction now that Christmas is over and showing their homes will not be as much of a hardship.

LENDER OWNED: 29, stable from 26

HUD HOMES: 1, from 2

AWC (short sales with offers on them): 200, stable from 203

PENDING: 250, stable from 256

CLOSED: 41, up from 47
