Inventory of subdivision homes for sale in Maricopa Arizona slid approximately 5% from last weeks number. This is mostly due to dseasonal buying activity although we are also seeing a number of Maricopa AZ homeowners taking advantage of the low prices and upsizing. It’s interesting to note that most of the numbers on the spreadsheet did not change much which tells me that there is a lot of activity in the investor home market (which are difficult to seperate out due to the various ways that agents list these homes). We are also seeing an increased amount of traditional sales.

ACTIVE: 219, down from 231 This is very close to the lowest level of homes for sale in Maricopa AZ that we have seen in many years. As mentioned before, without an increase in the number of homes being foreclosed by the lenders (which is doubtful due to the fact that they will most likely impose a Holiday moratorium), I expect the inventory to plummet further right after the first of the year.

SHORT SALES: 44, stable form 46 I believe that most homeowners will wait until after the Holiday season if they are considereding a short sale.

LENDER OWNED: 28, same as last week

HUD: 5, same as last week HUD homes are receiving offers as soon as they come on the market due to their traditionally low price versus the market.

AWC (short sales with offers): 214, same from last week 213

PENDING: 244, same as last week Pending sales continue to hold firm which indicates that bueyrs are keeping up with any new inventory of homes for sale in Maricopa Arizona.

CLOSED: 31, down from 34 If we experience a flurry of closings at the end of the month (as we usually do) I would expect this number to finish around 170, which would be a slight decrease from historical numbers this time of year. This was to be expected due to the later than normal “end of summer slump”. I expect this number to stabilize and then continue to increase over the next 4-5 months as seasonal buying heats up.
